The Process: Clear steps, less stress
From our first chat to your completed application, we’ll guide you through every stage with clarity and support.
When you first get in touch with us we will have a brief chat to find out a little about what you need. You can call us or email to start the conversation.
Once we know what your main aims are we will need to get a few more details about your current finances including your income and outgoings. We can do this over the phone or we can set up an in person meeting or a teams call of you prefer.
As part of the process we will need a few documents from you..
- Bank statements
- Proof of income
- ID – passport/driving licence
- Proof of residency – Utility bill or residence permit
We have a handy portal which we will invite you to where you can upload these documents for us in a safe and secure way.
Not tech Savey – don’t worry we can talk you through the system or manage things in a different way
Once we know what you need, our advisors will be able to issue you with our terms of business which will let you know what our fees are and when you would need to pay. There is no fee up to this point so if we cant help you there will be no cost to you at all.
From there our advisors will research the best deal available for you and recommend to you the best course of action. We aim to complete this process as quickly as possible depending on your needs.
We will then get the application completed and sent across to the lender along with the documents they need. At this stage the timescale is in the hands of the lender or insurance provider but we will chase them regularly for updates and keep you posted on the progress.
We expect most mortgage offers to be processed in under 2 weeks but this can be longer for more complex cases, once we know the situation we should be able to give you an idea of how long we expect the process to take.
After receiving an offer the process moves across to the solicitor to complete the legal process, if you have opted to use our solicitor referral we can liaise with them on your behalf also to check progress.
For insurance once the application has been accepted we can start the policy for you so you can rest assured that you are covered at the right time.
Our intention is to always provide you with a clear understanding of the process and to outline the choices available to you so that you can make an informed decision. The Mortgage Process for Buying A Property
First Appointment with your mortgage adviser
We will have a chat about your circumstances, your income and your outgoings and what you hope to achieve. This will give us an idea of what you can afford and which lenders will be able to help you.
Credit history

Decision in principle
If you are wanting to put an offer on a property, we can provide a decision in principle (agreement in principle) at this stage so that you can confirm to the estate agent that you are a serious buyer.
Documents
You send us your documents so that we can prepare your mortgage application
Recommendation
We will recommend the right lender and mortgage product to suit your individual circumstances
Application Submitted
We will submit your application and supporting documents to the selected mortgage lender and secure your product
Application Assessed
The lender will assess your application, and value the property. We will track this closely, responding to any queries from the lender and keep you updated.
Offer Issued
Your mortgage lender will issue your mortgage offer. They will also send a copy directly to your solicitor so that they can pick up the lead from here
